Job Description
The Title Examiner is responsible for examining titles, reviewing title commitment reports and the supporting documentation, and reviewing title reports and public records to identify parties, title issues, and corrective actions for mortgage foreclosure. We seek a detail-oriented individual dedicated to accuracy in work product as well as efficiency in work completion.
Responsibilities:
- Examine and clear all title and tax issues.
- Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership and encumbrances, and verify legal descriptions of the property.
- Search, analyze, and evaluate records relating to titles of homes, land, and buildings.
- Process all incoming correspondence regarding title issues from vendors or clients.
- Clearance of any defects on the deed or mortgage of record.
- Filing and follow-up on Title Claims.
- Determine the Chain of Title.
- Investigate tax issues, including but not limited to sold taxes, the amount to redeem, and the redemption date.
- Review of gap title report and supporting documentation to ensure no liens have been filed in the gap period.
Requirements and skills:
- Minimum of 3+ years of experience.
- Ability to prioritize, recognize emergencies, and take the appropriate action.
- Excellent Written and Verbal Communication.
- Attention to Detail and Time Management.
